Beyond the €250,000, what is the total cost?
A single applicant should budget under €275,000 in total: the €250,000 property, roughly €19,000 in purchase taxes and fees, and around €5,000 in residence application and government fees. A €10,000 deposit secures the apartment and is applied toward these fees. Each dependant adds modest per-person fees, and health insurance is required.
Do I need to live in Greece, and how long does the residence last?
No minimum stay is required to maintain the residence. The permit is five-year renewable for as long as you hold the qualifying investment.
Can this lead to Greek citizenship?
Yes, through the standard naturalisation route after seven years of legal residence, subject to language and integration requirements.
If the Greek rules change again, is my investment protected?
Approved files have historically been grandfathered under the rules in force when they were filed. We monitor regulatory signals and file proactively when material change is anticipated.
How do the guaranteed 3% rental return and property management work?
Each purchase carries a developer-guaranteed 3% net rental return for the first three years, with ten years of property management at no cost. Long-term tenant demand is supported by the students, nurses, technicians and medical staff working around the building.
Can the property be sold while keeping the residence?
